Landlord Fees

Landlord fees are dependent on the level of service offered:

Let Only

9.6% of Annual Rent (inc VAT) / (8% + vat @ 20%)

Includes:

  • Current Market Appraisal
  • All marketing & advertising
  • Accompany all viewings
  • Take up full referencing
  • Drafting of Tenancy Agreement and Prescribed Papers, exchange prior to commencement
  • Collect and remit initial months’ rent received, collect deposit and register as Stakeholder
  • Arrange professional inventory
  • Arrange Safety Inspections (if required)
  • Agree collection of any shortfall and payment method
  • Provide tenant with method of payment
  • Arrange for utility transfers
  • Deduct any pre-tenancy invoices
  • Negotiate tenancy renewals
  • Prepare and serve relevant Possession Notices.
  • Make any HMRC deduction and provide tenant with the NRL8 (if relevant).

Rent Collection

12% of Rent (inc VAT) / (10% + vat @ 20%)

Includes:

  • Includes all points from our Let Only Service
  • Collect and remit the monthly rent received
  • Deduct commission and other works
  • Pursue non-payment of rent and provide advice on rent arrears actions
  • Make any HMRC deduction and provide tenant with the NRL8 (if relevant).

Fully Managed

15% of Rent (inc VAT) / (12.5% + vat @ 20%)

Includes:

  • Includes all points from our Let Only Service
  • Collect and remit the monthly rent received
  • Pursue non-payment of rent and provide advice on rent arrears actions
  • Deduct commission and other works
  • Advise all relevant utility providers of changes
  • Undertake four inspection visits per annum and notify landlord of the outcome
  • Arrange routine repairs and instruct approved contractors
  • Hold keys throughout the tenancy term
  • Negotiate deposit release
  • Make any HMRC deduction and provide tenant with the NRL8 (if relevant).

Setup Fee (Landlords Share) £NIL

  • Agree the market rent and find a tenant in accordance with the landlord guidelines
  • Advise on refurbishment
  • Provide guidance on compliance with statutory provisions and letting consents
  • Carry out accompanied viewings (as appropriate)
  • Market the property and advertise on relevant portals
  • Erect board outside property in accordance with Town & Country Planning Act 1990
  • Advise on non-resident tax status and HMRC (if relevant)

Inventory make fee dependent on the number of bedrooms and/or size of the property and outbuildings: At Cost

Tenancy Agreement and Deposit Registration Fee £210.00 (inc VAT) / £175.00 Plus VAT

  • Draw up Tenancy Agreement – Original & Counterpart
  • Register landlord and tenant details and protect the security deposit with a Government authorised Scheme
  • Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy

Additional Property Visits: £48.00 (inc VAT) / £40.00 Plus VAT

  • To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance linked visit

Submission of Non Resident Landlord Reciepts to HMRC (Ex Full Management) £42.00 (inc VAT) / £35.00 Plus VAT

Arrangement Fee for Maintenance Work £ NIL – Full Management Only

  • Arranging access and assessing costs with contractor
  • Ensuring work has been carried out in accordance with the specification of works
  • Retaining any warranty or guarantee as a result of any works

Arrangement Fee For Refurbishments 12% (inc VAT) of Total Costs of the work / 10% Plus VAT

  • Arranging access and assessing costs with contractor
  • Ensuring work has been carried out in accordance with the specification ofworks
  • Retaining any warranty or guarantee as a result of any works

Rent Review / Annual Renewal Fee 6% of Annual Rent (inc VAT) 5% Plus VAT – Let Only Service

  • Review rent in accordance with current market condition and advise the landlord
  • Negotiate with tenant
  • Direct tenant to make payment change as appropriate
  • Update the tenancy agreement
  • Serve Section 13 Notice if tenancy is on a rolling monthly basis

Renewal Contract Fee (Landlords Share) £90.00 (inc VAT) / £75 Plus VAT

  • Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

Inventory Checkout Fee Dependent on the number of Bedrooms and/or Size of the Property and Outbuildings – At Cost

Deposit Negotiation £ NIL – Full Management Only

  • Agree with tenant check out date and time appointment
  • Instruct inventory provider to attend
  • Negotiate with landlord and tenant any disbursement of the security deposit
  • Return deposit as agreed with landlord and tenant to relevant parties
  • Remit any disputed amount to Scheme for final adjudication
  • Unprotect security deposit
  • Instruct contractors; obtain quotes; organise repairs/replacement/cost of any broken or missing items (Full Management Only)

Court Attendance £54.00 (inc VAT) Per Hour £45.00 Plus VAT
